What Is a Home Inspection?

As a home inspector, I am responsible for evaluating a property's condition to provide buyers with an accurate assessment of its components. During the inspection, I will look for the following: Exterior:

Functionality of the doorbell, doors, locks, and garage door opener
Condition of the siding, paint, soffits, fascia, and screens
Proper grading and vegetation clearance
Window conditions and seals, visible flashing condition
Gutter presence and condition
Electrical outlet functionality and safety, hose bibs

Roof:

Condition of shingles, tiles, or metal
Proper ventilation, flashing, and plumbing stacks
Visible exposed nails, gooseneck vents, and signs of leaks or damage
Life expectancy and signs of wear or defects
Active leaks and condition of plywood

Garage:

Functionality of the electric and garage door opener
Proper operation of sensors and fire rating
Signs of damage or repairs on walls, floors, and ceilings

Electrical System:

Type and condition of the electrical panel and wiring
AFCI, GFCI, and grounding functionality
Signs of unsafe or exposed wiring and overheating or arcing
Proper circuit breaker size and operation, permits, and age of the system

Plumbing:

Condition and type of supply and drain piping
Age and condition of the water heater
Water pressure and signs of hammering
TPR valve and discharge tube condition
Gas units and safety hazards

HVAC – Air Conditioning:

Brand and age of the HVAC system
Signs of damage, leaks, or mold
Proper air temperature differential and ductwork condition
Presence of a float switch and pan under the air handler
Cleanliness of the air handler filter and evaporator coil
Heat operation and safety hazards

Attic:

Condition of insulation, trusses, and vents
Signs of roof leaks, electrical hazards, and proper ventilation

Interior & Appliances:

Signs of moisture intrusion and proper window conditions and seals
Electrical outlet and appliance functionality
Proper drainage, hot water, and pressure in sinks, faucets, showers, and toilets
Safety hazards, including improper steps or missing handrails
Condition of doors, walls, floors, and ceilings
Air register and return vent operation

By carefully examining each of these components, I can provide buyers with a comprehensive evaluation of the property's condition and any potential issues that may arise.
